Buyers agent leads: a stated brief, sent to one agency

The enquiry, read as a brief

Every enquiry answers the same questions. Read them as a buyers agency does and you have most of an acquisition brief before the first call.

  • Deposit or equity position, as stated, which says whether the search can start now
  • Timeframe, which sets the pace and how hard to press on a shortlist
  • Where they want to buy, often a city they do not live in
  • Where they live, which decides whether inspections are in person or by video
  • Their goal in their own words: yield, growth, a first purchase or the next

Where the briefs point

The briefs follow the lending. There were 52,599 new investor loan commitments in the June quarter 2026, on the ABS lending indicators. New South Wales had the largest count, at 14,584. Queensland followed with 11,921 and Western Australia with 6,346, on the ABS state table for the same quarter.

Loan size tells the rest. The average new investor loan was $851,000 in New South Wales, $713,000 in Queensland and $678,000 in Western Australia, on the same ABS release. Cotality puts gross rental yield at 3.6% across the combined capitals and 4.3% across the combined regions, in its September chart pack. A Sydney budget with a Brisbane target is the common brief.

Why does a stated brief beat a marketplace enquiry?

A marketplace enquiry is a name, a mobile and a suburb, sent to several agencies at once. The investor is a stranger to all of them. The first call is spent finding out whether there is a budget, and it is a race.

A stated brief arrives with the budget, deposit, timeframe and target city written down by the investor, and it goes to one agency only. Your first call opens with the search. You make it when you have read the brief, not when the clock says so.

What the agency agrees before anything runs

Nothing is sold until three things are in writing: the investor you want, the markets you buy in, and the price per lead. That price is fixed. There is no retainer, no lock in and no minimum term.

  • Does the supplier contact the investor again after it is sent?
