How do buyers agents get clients?

The short answer

Buyers agents get clients from referrals by mortgage brokers and accountants, from content that ranks for the areas they buy in, from seminars, and from bought investor enquiries. The mix depends on whether the agency has an advisory arm. GoatedLeads supplies the last kind to firms that advise on a plan or a portfolio, and a buyers agency that does is one of them.

Broker and accountant referrals are the steadiest source, because both see the investor before the purchase and are asked who to use. Content works slowly and then works for years. Seminars build trust in a room and cost an evening, a venue and the no shows. Bought enquiries are the fastest source, and the easiest to waste.

A bought enquiry is worth a buyers agent's time only if it states five things. Those are what the investor wants, a budget range, a deposit or equity position, when they want to act, and where. It has to come from a form on which the investor asked to be called. And it has to be exclusive, so the agent is the only one ringing. An enquiry missing any of those is a name on a list, and a buyers agent's day is too expensive for names.
